When you’re starting your building journey, one of the first questions most people ask is: “How much will it cost?”
It’s an important question, but the answer can depend on more than just the home design you choose.
At Todd Devine Homes, every project is assessed based on the home, the site, the location, access, services and how the home will be built or delivered. That means two people may choose the same design, but their final pricing can vary depending on what is required for their specific property.
To help make this easier to understand, there are generally two main pricing pathways.
1. Built onsite within our standard 80km build radius
For some projects, the home may be suitable to be built on-site.
If your property is located within approximately 80km of Dandenong, and the site is suitable for on-site construction, some costs associated with transporting and complexing a modular home may not apply in the same way.
This can be an important distinction, because transport and complexing costs are often listed in broad pricing guides to show what may apply in certain circumstances. However, they are not automatically relevant to every project.
For an on-site build, we still need to review key project requirements, including:
This review helps us understand what is actually required for your block before moving into a detailed, site-specific quote.
2. Built at our facility and transported to the site
The second pathway is where your home is built at our facility and then transported to your property.
This may be required where the site is located outside our standard onsite build radius, where offsite construction is the most suitable method, or where the project needs to be delivered as a transported modular home.
In these cases, additional costs may apply for items such as:
These items can vary significantly depending on where the property is located, how easy the site is to access and what is required to safely deliver and install the home.
Why broad cost ranges are only a starting point
When you receive a rapid estimate or an indicative cost guide, it is designed to provide a starting point only.
The purpose is to give you an early understanding of the types of costs that may influence your project. It is not designed to suggest that every cost item will apply to every home.
For example, a transported modular home may need transport, crane hire and complexing. But a home built onsite within our standard 80km build radius may not require those items in the same way.
That is why a formal quote is so important. It allows our team to review your specific site, preferred design, location and project requirements before confirming what costs are actually relevant.
What can influence your final price?
Your final price may be influenced by several factors, including:
This is why we always recommend moving from an early estimate into a tailored, site-specific quote when you are ready to progress.
Why do we separate an estimate from a quote
A Rapid Estimate is designed to help you understand whether your project may be feasible from a budget perspective.
A formal quote goes much deeper.
It considers your actual site, your preferred home design, the most suitable build method and the specific requirements that may apply to your property.
This approach helps avoid confusion and gives you a clearer, more accurate view of what your project may involve.
The next step
If you are considering a small secondary dwelling, granny flat or new home, the best place to start is with an early pricing conversation.
From there, we can help you understand which pathway may apply to your project: built onsite within our standard 80km build radius, or built at our facility and transported to the site.
Once you are ready to move forward, a detailed site-specific quote will give you a clearer picture of the costs relevant to your block, design and project requirements.
At Todd Devine Homes, we aim to be transparent from the outset, while helping you make informed decisions with confidence.
