36 homes on a 24-acre property on the Mornington Peninsula, designed to harmonise with the surrounding bushland environment.

At Woodlands Estate by Amberlee, Todd Devine Homes delivered a collection of high-quality dwellings within an established lifestyle community on Victoria’s Mornington Peninsula.
Each home was thoughtfully designed to complement the surrounding bushland, natural contours and existing character of the 24-acre property, creating a permanent holiday lifestyle that feels connected to its environment.
The project required a careful balance of design, construction and environmental stewardship, with building methods selected to minimise disruption to the existing landscape and community.

Woodlands Estate presented a number of technical challenges, particularly where new homes were positioned around existing underground infrastructure and variable site conditions.
Todd Devine Homes used screw pile foundations and suspended subfloors to reduce soil disturbance, accommodate site conditions and provide long-term structural stability.
Precision foundation and service planning also helped protect existing infrastructure while allowing homes to sit naturally within the surrounding bushland.
Sustainable building practices and ongoing environmental controls were incorporated throughout construction to help minimise impacts on the site’s established ecosystem.

Our in-house design team worked closely with Amberlee to tailor each home to the site, balancing design flexibility, structural performance and the character of the surrounding environment.
This adaptability was particularly important across varying site conditions, where suspended subfloors and flexible foundation solutions allowed homes to respond to the natural contours of the land.
Delivering homes within an established lifestyle community requires careful sequencing, communication and consideration for existing residents.
Regular coordination with Amberlee, project stakeholders and residents helped minimise disruption while maintaining construction momentum across the development.
This approach has since become an important part of Todd Devine Homes’ live-site delivery model.
Building within a sensitive bushland environment required ongoing environmental monitoring throughout the project.
The experience strengthened Todd Devine Homes’ environmental management processes, including controls around erosion, dust, noise and site disturbance.
These learnings now inform our approach to similar lifestyle, regional and environmentally sensitive developments.
Our dedicated Customer Portal provides transparent, real-time build progress updates, photo milestones and project information throughout construction.
This digital visibility supports clearer communication and greater transparency across staged community developments
Long-standing relationships with suppliers and trade partners including James Hardie, Dulux and other industry-leading brands help us maintain consistent quality, durable finishes and reliable delivery across every stage of construction.
Each Woodlands Estate home was designed and constructed with close consideration of the surrounding environment, existing services and long-term performance.
The project incorporated:
Homes were also delivered to exceed the relevant requirements of the Residential Tenancies Act 1997, Part 4A, combining compliance with design quality, durability and adaptability.
Woodlands Estate has received HIA recognition in both 2024 and 2025, reinforcing the quality, innovation and delivery capability demonstrated across the project.
The development showcases Todd Devine Homes’ ability to combine technical construction expertise with thoughtful design and environmental sensitivity within a large-scale lifestyle community.
Designed to harmonise with surrounding bushland.
Early site validation and geotechnical coordination proved critical in understanding ground conditions and reducing the risk of later design variations.
As a result, Todd Devine Homes has further strengthened its pre-construction review processes to identify site and design risks earlier in the project lifecycle.
Frequent communication with the community operator, project stakeholders and residents helped reduce disruption and improve workflow sequencing.
This collaborative approach is now embedded within Todd Devine Homes’ methodology for construction inside operational communities.
Working within an established bushland environment reinforced that environmental management cannot be treated as a one-off planning exercise.
Lessons from Woodlands Estate contributed to stronger controls around erosion, dust, noise and site impact across subsequent projects.
Flexible structural solutions, including suspended subfloors, proved particularly valuable when responding to variable ground conditions.
This experience has informed Todd Devine Homes’ approach to similar lifestyle and regional projects where soil conditions, existing infrastructure or environmental constraints require adaptable construction methods.
Woodlands Estate demonstrates Todd Devine Homes’ ability to deliver complex residential projects within established, environmentally sensitive communities.
From site planning and geotechnical coordination through to structural design, environmental management and stakeholder communication, the project reflects a delivery model built around:
The result is a development that complements its natural surroundings while demonstrating the construction capability required for complex, staged community projects.
